GENERAL TERMS AND CONDITIONS OF BUSINESS

1. The rental agreement is deemed to be binding as soon as the accommodation has been ordered by the guest and confirmed by the landlord, or, if confirmation was no longer possible due to time constraints, made available. Bookings can be made either verbally or in writing.

2. After booking the accommodation, a 50% deposit is due immediately into the landlord's account. The remaining amount must be received by the landlord no later than 30 days before the start of the rental period. The landlord reserves the right to withdraw from the rental agreement in the event of late payment. The landlord is then entitled to claim compensation according to the flat rates set out in Section 11 of this agreement.

3. There is no deposit.

4. The conclusion of the rental agreement obliges both parties to fulfil the contract, regardless of the duration for which the contract is concluded.

5. The landlord is obligated to compensate the guest if the promised accommodation is not provided for the agreed period and an equivalent alternative is not available. In this case, compensation shall extend to the reimbursement of the rental price.

6. If the guest does not make use of the contractual services, he or she is obliged to pay the agreed or customary price, less any expenses saved by the host.

7. Until the accommodation is rented to another party, the guest must pay the calculated amount for the duration of the contract.

8. The landlord is liable for the proper provision of the contractually agreed services. If the rented accommodation has a serious defect that goes beyond a mere inconvenience, the guest must immediately notify the host of the defect and request remediation.

9. If the stay is less than 2 or 3 days, depending on the season, the landlord is entitled to charge an additional fee.

10. Tenants must treat the rental premises and furnishings with care and return them in a tidy condition at the end of the rental period. Extensive cleaning is not required. If damage caused by the tenant is discovered upon return of the apartment, the tenant is responsible for the damage if the damage is not insignificant or is the result of normal use of an item. If further rental of the apartment is not possible due to damage caused by the tenant, the tenant is liable for the loss of rent documented by the landlord.

11. The Great Taste

Should the tenant need to cancel a holiday apartment booking, the following costs will be charged:

  • 50% of the rental price immediately after booking.
  • 100% of the rental price from 30 days before the start of the rental period.
  • 12. The tenant has the right to provide a replacement tenant who will take over the entire rental agreement. A processing fee of €50.00 may be charged for this. Cancellation fees will not be charged in this case. The landlord recommends that the tenant take out travel cancellation insurance.

    13. Tourist tax

    The municipalities of Timmendorfer Strand and Niendorf/Ostsee charge a tourist tax year-round. This is collected by the landlord from the guest per person for each day of stay and paid to the municipality. The tourist tax is currently €2.00 per day for adults during the off-season (October 1 - April 30) and €3.50 per day during the high season (May 1 - September 30). Only adults 18 years of age and older require a tourist card.
